Should You Repair or Replace Your Roof?
Your roof has a problem, and now you have a choice: pay for a repair, or pay more for a whole new roof? It is a big decision, and a lot of homeowners feel stuck. Here is how we think about it — in plain words, with no scare tactics.
When a repair is the right call
A lot of roof problems are small and easy to fix. A repair makes sense when:
- The roof is still fairly young. Most roofs last 20 to 30 years. If yours is under 15 and the damage is in one spot, a repair will usually hold.
- The damage is in one area. A few loose shingles, a worn spot near a vent, or one leak from a fallen branch can be fixed on their own.
- The rest of the roof is in good shape. If the shingles are still solid and laying flat, there is no reason to replace the whole thing.
In these cases, a good repair buys you years. Our roof repair service finds the real problem and fixes it the right way.
When it is time for a new roof
Sometimes a repair is just a band-aid. Replacing makes more sense when:
- The roof is old. Once a roof is past 20 to 25 years, repairs stop being worth it. You will keep paying to patch a roof that is wearing out everywhere.
- You keep getting leaks. One leak is a repair. Leaks popping up in different spots mean the whole roof is failing.
- The damage is widespread. Lots of cracked, curling, or missing shingles is a sign the roof is at the end of its life.
- The wood underneath is rotting. If water has been getting into your attic for a while, the wood deck under the shingles may be soft and rotten. That needs a real fix, not a patch.
When that is the case, a new roof actually saves you money over time. Our roof replacement service takes off the old roof, checks the wood underneath, and installs a new one built for Oregon weather.
The honest middle ground
Here is the truth most roofers will not tell you: a lot of roofs land somewhere in the middle. They are not new, but they are not done either. In those cases, a smart repair plus some yearly care can stretch your roof's life for years before you have to replace it.
That is the choice we will lay out for you. No pressure to spend more than you need.
How to know for sure
The only real way to know is to get up there and look. We will inspect your roof, check the attic, and show you photos of what we find. Then we tell you straight: repair or replace, and why.
If a repair will hold, we will say so. We will never push a new roof you do not need. Get a free estimate and we will help you make the right call.
