Roof Inspections
Not sure how much life your roof has left? We take a close look and tell you the truth, with photos.
From the ground, almost every roof looks fine. The problems that matter, worn flashing, lifted shingles, a valley starting to fail, moss working under the edges, are the ones you cannot see from the driveway. We get up on the roof and into the attic and check it the way it actually needs to be checked.
What we look at
We go over the whole roof: the condition of the shingles, the flashing around chimneys and vents, the valleys where water concentrates, and the gutters. Then we go into the attic, because that is where Oregon leaks hide, we look for dark water stains, damp insulation, and the daylight or soft wood that tells us water has been getting in. When we are done, we sit down with you and walk through photos of everything we found, in plain words, so you actually understand the shape your roof is in.
When an inspection is worth it
An inspection pays off before you buy or sell a home, you want to know what you are getting into, or head off a surprise during the sale. It is also smart after a big windstorm, when you suspect a leak but cannot find it, or simply when your roof has some age on it and you want a straight read on how many good years are left.
No scare tactics
If your roof is in good shape, we will tell you so and send you on your way, we are not in the business of inventing problems. And if we do find something, you get an honest assessment and your options, never a hard sell.

FAQ
Roof Inspections, common questions
What do I get with a roof inspection?
A real, top-to-bottom look. We check the shingles, flashing, valleys, and gutters on the roof, then check the attic for hidden leaks and water stains. You get photos of what we found and a plain-English explanation of where your roof stands, no jargon, no scare tactics.
Should I get a roof inspection before I buy or sell a home?
Yes, it is one of the best times to do it. Buyers learn exactly what they are taking on, and sellers head off surprises that can stall a deal. Either way, we give you an honest read on how much life the roof has left, backed by photos.
Do I need an inspection after a windstorm?
It is a good idea. Wind lifts shingles and loosens flashing in ways you will not spot from the ground, and the leak that follows can take weeks to show inside. A quick check after a big storm catches the damage while it is still cheap to fix.
How long does a roof inspection take?
Most homes take under an hour on site. We walk the roof when it is safe, check the attic when we can reach it, and photograph every issue we find. You get plain language notes on the shingles, flashing, vents, and gutters, plus what to fix now and what can wait. If you need a written report for a home sale, we include it.
